Winter Ready
According the Farmer’s Almanac, using a 200-year old formula for long-term weather forecasts, the winter of 2019-20 will be a “Polar Coaster”. With very cold temperatures and above-normal precipitation in the Toronto region, this winter, they project, will be cold and snowy.

So, how does a leading residential building where residents have high expectations for seamless seasonal maintenance get ready for the onslaught of snow?
That dam roof
After more than 40 years in the business, we’ve seen a lot of weather…and more than a few underprepared buildings. Ice dams are not unusual occurrences in buildings, particularly older structures where drainage systems may have aged. Roofs of course are also weak areas when there is significant snowfall. Exteriors, particularly windows, are vulnerable to fast changes in outside temperature, in addition to regular wear and tear. Heating systems are also challenged through long and cold winters.
[*]What we’ve learned is that planning ahead of time can offer considerable cost savings,” says Ermidio Alves, President of Coldwell Banker Real Estate Management Leaders. “Not to mention peace of mind for residents and owners,” continues Alves, “Winter is unavoidable, and how your organization prepares for it is critical.”
Staying warm and safe
A few things can help ensure a warm and safe winter:
- Consider establishing a winter safety committee as part of Emergency Response Plan. This is an opportunity to engage residents in winter prep awareness and participation.
- Develop a comprehensive seasonal, monthly and weekly maintenance plan. Regular maintenance well in advance of dramatic weather can help save your building from the typical winter problems.
- Create a list of key vendors that provide cost-effective, quality service. For example, your snow removal contracts should be settled in summer with a proven operator.
