After more than 40 years in the business, we’ve seen a lot of weather…and more than a few underprepared buildings. Ice dams are not unusual occurrences in buildings, particularly older structures where drainage systems may have aged. Roofs of course are also weak areas when there is significant snowfall. Exteriors, particularly windows, are vulnerable to fast changes in outside temperature, in addition to regular wear and tear. Heating systems are also challenged through long and cold winters.

- Consider establishing a winter safety committee as part of Emergency Response Plan. This is an opportunity to engage residents in winter prep awareness and participation.
- Develop a comprehensive seasonal, monthly and weekly maintenance plan. Regular maintenance well in advance of dramatic weather can help save your building from the typical winter problems.
- Create a list of key vendors that provide cost-effective, quality service. For example, your snow removal contracts should be settled in summer with a proven operator.
